By the year 1840, the two sections of the area had established rural schools. There were 242 plantations producing coffee, cotton, and food in satisfactory condition, while 11 plantations were in a state of disrepair, resulting in a total of 253 properties.
In the first area, were the Congo, Martin, Chabane, Garit, and Débureau plantations, where the State owned 20 squares of land leased by farmers, along with the Pigeon plantation. Fort Garit was situated in this rural area as well. In the second area, the properties include Chariez, Labrière, and Lefort, with the State owning 8 squares of land occupied by farmers. Additionally, the Martin and Parveau plantations were there.
